Retaining Wall Repair in Burnaby

Fix leaning, cracking, and bowing walls before they fail

Retaining wall repair is often more urgent than people realize. A wall that's leaning, cracking, or showing water damage doesn't just look bad — it's actively failing, and failure tends to accelerate. In BC's wet climate, a wall with compromised drainage can go from "slightly concerning" to "completely failed" in a single heavy rain season.

The good news is that most retaining walls showing early distress signs can be repaired rather than replaced, at a fraction of the cost of full reconstruction. The key is catching problems early and understanding what's causing them — because repairing a wall without fixing the underlying cause just delays the next failure.

We assess retaining wall conditions across Burnaby and the Lower Mainland, diagnose the root cause of movement or deterioration, and recommend the most cost-effective repair strategy. Sometimes that's drainage remediation. Sometimes it's anchor reinforcement. Sometimes it's partial reconstruction. We tell you honestly what we find.

Common Retaining Wall Problems in Burnaby

The Lower Mainland's rainfall patterns and soil conditions create a predictable set of retaining wall failure modes.

Hydrostatic pressure is the most common culprit. When water can't drain away from behind a wall, it builds up pressure that pushes outward. This is what causes walls to bow, lean forward, or crack at mid-height. Clay soils — common in many Burnaby neighbourhoods — hold water particularly well and expand when saturated, adding lateral pressure on top of the hydrostatic load. Failed or absent drainage behind the wall almost always underlies this problem.

Settlement is another frequent issue, particularly in walls built on fill or disturbed soil. A wall that settles unevenly develops a twisted or step-fractured appearance. The base course tilts or sinks, and upper courses follow. Correcting settlement usually involves lifting the wall, re-establishing the base, and re-laying affected sections.

Tree and vegetation root intrusion can crack block and stone walls from behind, slowly pushing courses apart. This is common in Burnaby's older neighbourhoods where mature trees are close to property lines.

Tie-back or anchor failure affects older gravity walls and timber wall systems where steel deadmen or tie rods provide the primary resistance to overturning. When these corrode or the anchor block fails, the wall loses its structural integrity rapidly.

Retaining Wall Repair Methods We Use

Our repair approach starts with an honest assessment. We probe behind the wall where possible, check the drainage outlet (if there is one), measure any movement, and look for crack patterns that tell us where the failure originated.

Drainage restoration is often the first step, even when the wall itself looks structurally sound. We core through the wall face to add weep holes, excavate and install perforated drainage pipe and granular backfill along the wall base, and route the drainage to a proper outlet.

Partial reconstruction involves carefully dismantling affected sections, correcting the base and drainage, and rebuilding those sections with proper materials and technique. This is often appropriate when one section of a wall has moved while the remainder is still sound.

Wall pinning and anchoring can stabilize a wall that is leaning or bulging without full reconstruction. Helical earth anchors or deadman anchors installed from the top or face of the wall tie the wall back to competent soil behind it.

For severely deteriorated timber walls, replacement is often the best long-term answer. We can replace a failed timber wall with a longer-lasting block or stone system for a reasonable additional cost over repair.

When to Repair vs. When to Replace

We get asked this question on nearly every assessment call. The honest answer depends on the age of the wall, the extent of movement, the material type, and whether the root cause can be fixed.

A concrete block or stone wall that is leaning less than 25mm at mid-height and shows no significant base movement is usually a good repair candidate. One that has moved more than 50mm, has a significantly displaced base course, or shows widespread cracking throughout its height typically needs reconstruction.

Timber walls older than 20 years are often better replaced than repaired. Timber that has been in wet soil for two decades is usually degraded even where it looks intact from the face. Sistering new timber alongside old timber doesn't solve the structural problem — it just extends a dying wall.

We'll give you a direct opinion during the assessment. Our incentive is to recommend the right solution, not the most expensive one.

Frequently Asked Questions

How much does retaining wall repair cost in Burnaby?

Repair costs range widely depending on scope. Drainage-only remediation (coring weep holes, adding surface drainage) might run $500–$2,000. Partial reconstruction of a section of failed wall typically runs $3,000–$10,000+. A full assessment is the only way to give you an accurate number.

My retaining wall is leaning — is it urgent?

It depends on how much it's leaning and whether it's been moving recently. A wall that has leaned slightly for years and is stable is less urgent than one that has moved noticeably in the last season. We recommend getting it assessed sooner rather than later — walls that are actively moving often accelerate.

Can you repair a retaining wall without excavating behind it?

Sometimes, but often the most effective repair requires at least partial excavation behind the wall to address drainage and inspect the footing. We use the least-invasive approach that actually solves the problem, and we'll tell you upfront what's involved.

If your retaining wall is showing any signs of distress, get it looked at before the next rainy season. Call us for a free assessment.
