Retaining Wall Installation in Burnaby

Custom-built walls designed for BC's terrain and rainfall

Retaining wall installation is the most common project we handle in Burnaby, and it's also the one where the gap between a good contractor and a bad one shows up years later — or sometimes months later. The Lower Mainland's combination of heavy seasonal rainfall, clay-heavy soils, and freeze-thaw cycles puts real stress on retaining structures. A wall built without proper drainage, adequate footing depth, and correct batter (the slight backward lean that transfers load) will move, crack, or tip within a few years.

We've installed hundreds of retaining walls across Burnaby and the surrounding municipalities. Our crews carry knowledge of local soil conditions, Burnaby's building bylaw requirements, and the drainage strategies that BC's wet climate demands. Whether you're building a small garden terrace or a full-height structural wall to retain a significant grade change, the process starts the same way: understanding your site before we pick a single block.

What Makes a Retaining Wall Installation Last

The most important parts of a retaining wall are the parts you never see once the job is done. A proper installation starts well below grade, with an excavated foundation trench that reaches undisturbed, competent soil. In Burnaby, that typically means going 450–600mm below finished grade to get below the frost line and below any disturbed fill.

The base course of any block or stone wall is set in a compacted granular base — usually 150mm of well-compacted clear crushed stone. This pad distributes the load evenly and gives the wall something stable to sit on. Skipping this step, or using recycled fill or native clay as a base, is one of the most common mistakes on cut-rate jobs.

Behind the wall, drainage aggregate — typically 19mm clear crush or pea gravel — is placed from the footing level up to within 300mm of finished grade. This free-draining layer prevents water from building up behind the wall. Combined with a perforated drainage pipe at the base, it directs that water away from the structure to a safe outlet. Weep holes in the wall face provide secondary relief for any water that bypasses the system.

Without all three components — drainage aggregate, perforated pipe, and weep holes — a wall in BC's climate is fighting hydrostatic pressure every winter. Hydrostatic pressure is the primary driver of retaining wall failure.

Material Selection for Burnaby Retaining Walls

We don't push one material type over another. The right material depends on your wall height, soil conditions, aesthetic preferences, and budget.

For walls under 1.2m (the Burnaby permit threshold), concrete block, interlocking block, and natural stone are all reasonable candidates. Concrete block offers excellent durability, and natural stone has the most visual appeal for garden applications.

For walls between 1.2m and 2.4m, engineered interlocking block systems (like Allan Block or Versa-Lok) offer the best combination of structural performance, cost, and speed of installation. These systems are engineered for known load capacities and have published design charts — which matters when a permit is involved.

Above 2.4m, or wherever surcharge loads (driveways, buildings) are present close to the top of the wall, we get into engineered solutions: geogrid-reinforced segmental walls, poured concrete cantilever walls, or soldier pile systems. We'll tell you clearly when your project is in that territory.

Burnaby Permit Requirements for Retaining Walls

The City of Burnaby requires a building permit for retaining walls over 1.2 metres in height, measured from the bottom of the footing to the top of the wall. This rule applies to individual walls — a series of terraced walls that are each under 1.2m but collectively retain significant height still needs to be reviewed.

Walls within 0.6m of a property line, walls supporting structures, and walls adjacent to public property all warrant discussion with the building department regardless of height.

We handle permit applications as part of the project when required. This includes preparing the site plan, retaining wall cross-section, and any engineering documents that the building department requests. Our contractors work with registered engineers when structural calculations are needed.

Building without a permit where one is required puts you in a difficult position if you ever need to sell, if the wall fails and insurance is involved, or if a neighbour complains. It's not worth the risk.

The Installation Process, Step by Step

Every installation starts with a free site assessment. We walk your property, understand the grade change, check the soil, look at existing drainage patterns, and identify any structures or utilities that could affect the design.

After that we prepare a written quote with material type, quantities, drainage specification, and timeline. There are no verbal estimates that balloon once work starts.

Once approved, site prep begins. This includes layout, excavation, and dealing with any existing vegetation or structures in the way. We arrange for excavated material removal or, where soil conditions allow, reuse some of the native material in the backfill above the drainage layer.

The wall goes up from the bottom course upward. Each course of block is checked for level and alignment. The specified batter is maintained throughout. Drainage aggregate is placed and compacted in lifts behind the wall as it rises.

Backfill above the drainage zone is placed in 150mm compacted lifts to prevent settlement. Topsoil is placed last. The area around the wall is raked and tidied, and any disturbed lawn areas are loamed and seeded.

Cost Factors for Retaining Wall Installation in Burnaby

Retaining wall cost in Burnaby depends on wall height, material type, drainage requirements, site access, and whether permits and engineering are needed.

As a very rough guide: concrete block and interlocking block runs $350–600 per linear metre; natural stone runs $500–900 per linear metre; poured concrete structural walls typically run $700–1,200+ per linear metre depending on thickness and reinforcement.

These ranges are for finished installed walls including drainage. Site-specific factors — difficult access, heavy rock excavation, proximity to structures — can push costs higher.

The most accurate way to understand your project cost is to get an on-site quote. We provide written quotes at no charge.

Frequently Asked Questions

How long does retaining wall installation take in Burnaby?

A typical residential retaining wall — 10 to 20 linear metres, under 1.5m high — takes 2 to 4 days of active construction. Site prep, permit processing (if required), and weather can extend the total timeline. We'll give you a realistic schedule before work starts.

Do I need engineering for my retaining wall?

Walls under 1.2m typically don't require engineering drawings for a permit, though the building department may still request a cross-section drawing. Walls over 1.5m, walls supporting structures or driveways, and anything with unusual loading conditions should involve a registered engineer. We'll flag this clearly in your quote.

How long will a retaining wall last?

A properly built concrete block or interlocking block wall in Burnaby should last 30–50 years with minimal maintenance. Natural stone dry-stack walls can last much longer. Timber walls have the shortest lifespan — typically 15–25 years depending on the wood treatment and drainage quality. Poor drainage shortens every wall's life significantly.

Can you install a retaining wall in winter in BC?

Yes, most retaining wall materials can be installed year-round in the Lower Mainland. We avoid placing block or concrete in temperatures below -5°C, and we take precautions during freezing conditions. Rainy winter conditions slow us down but don't stop work.
